There are many types of reviews and you may be skeptical if the reviewer is from the real estate industry. However, in this review, I will be as objective as I can and call a spade a spade. Let’s keep an open mind.
Having done many cluster house projects marketing, Belgravia Villas is indeed one of the best, in terms of tenure, facilities, concept and spaciousness. The developer seems to be sensitive to the disadvantages of past and current cluster house development and resolve them at Belgravia Villas.
This location is not near to any MRT Station. If you are looking to access to the comprehensive MRT transport network easily, this may not be ideal. However, there are some buses to Yio Chu Kang, Bishan and Toa Payoh MRT Stations. Bus stops are along Ang Mo Kio Avenue 5. There is a side gate which takes about 2 to 3 minute walk to reach.
If you are looking to walk to a location to get groceries, Belgravia Villas is not the one. The nearest supermarket is at Greenwich which is at the junction of Seletar Road and Yio Chu Kang Road.
Alternatively, with technology right in front of us, there is always the online shopping. It is now so convenient to get fresh food and household items. Fresh food (including Boston Lobster) is available from redmart.com, household items are available from Cold Storage or NTUC. And if you need home services, you could ask for quotations at PageAdvisor.com. Secluded locations are a breeze to have a good lifestyle in Singapore.
Structure/Concept of Unit
Every unit is of 5 levels. Strata sizes are usually calculated including the roof top and car park lots. At Belgravia Villas, the roof top is a roof terrace and it comes with a tap and sink. As such, it is fully usable. While roof terrace could be a waste of space, it depends on the creativity of the residents. Getting a designer to boost the roof terrace could be the way to go. In fact, residents could turn it into a place with landscape, koi fish pond and create a beautiful pavilion.
The architect has done a great job in ensuring layout efficiency and the living room is considerably large in comparison to other cluster houses in Singapore. Residents can add glamour to the house by installing tall and long lights or chandelier in the dining area, taking advantage of the double volume with a ceiling height of around 6 metres.
There is also the beautiful home lift. Some landed homes have home lift that looks more like a cargo lift. At Belgravia Villas, the home lift has transparent sides and designed with a touch of glamour. In terms of utilisation, home lift can be a saviour to the elders. Singaporeans are also getting older and may not have the strength to climb stairs. On the other side of the coin, some residents can be so active that one may have difficulties walking. Imagine just coming back from a Marathon and your legs are getting wobbly and not able to climb a single step, the private lift will be more than a welcome.
Car park can be a hassle if your cars are parked under the scorching sun or you have to walk a ‘mile’ to reach it. Then there is also the bird shit to avoid and the inconvenience of carrying any large items from car to home. All these are avoided at this development, the two car park lots are just a doorstep to home sweet home.
Belgravia Villas is one of the few strata landed developments with a comprehensive range of facilities, including 2 lap pools, clubhouse, steam, sauna, waterscape landscape, playground, theme gardens. There is basically a resort out their at the doorstep. Incredible but true, the maintenance fees of each unit is less than $400 per month. There should be an award for being the Best Value Freehold Cluster House.
