District 10 in Singapore is actually quite large spanning from Draycott, Grange Road, Cuscaden, Ardmore, Bukit Timah, Holland Road, Farrer Road to Tanglin. You will find large luxury condo and landed homes, a very comprehensive range of food and beverages options, a range of shopping malls and a UNESCO World Heritage Site - Singapore Botanic Gardens. With much greenery in this District, residents are enjoying a good balance of nature and city life.

Central Core Region (CCR)

Based on the planning by URA, Singapore is divided into different regions to manage urban design in the areas of providing guidelines ensure developments integrate well with the urban surroundings, in the areas of housing, transport, economy, recreation, identity, etc.

The Core Central Region comprises Postal Districts 9, 10, 11, The Downtown Core and Sentosa. Downtown Core is the economic and cultural heart of Singapore. District 10 being part of the Central Region will be of keen interest to the government and the real estate market.

Ardmore-Draycott Area

This is a location where there are many large condo units with magnificent facilities. Some car parks are known to be filled with Ferraris and Rolls Roycle. Security for each development is tighter and design are skewed to provide privacy to the residents. A record breaking super penthouse was sold at more than S$60m in August 2017 in Sculptura Ardmore. Nearby, a 32nd penthouse unit was sold at $51m in 2015 at Le Nouvel Ardmore.

There are mostly large units except for a new development called One Draycott which has 2 bedroom units with private lift. Launch of this is expected in May/June 2018. We would be pleased to advise anyone who is keen in One Draycott.

Grange Road

Grange Road has always been associated with the former Raffles Institution (which is currently Ministry of Education Headquarters), the Indonesia Embassy and Chatsworth Park Good Class Bungalow area. There are also many developments with large units and a location that is peaceful, tranquil but still near to Orchard and the Central Business District. This is also where the Orchard Boulevard MRT will be.

An exciting new property launch, 120 Grange, is an option for those looking to get a property in a prestigious area for a 1 or 2 bedroom unit.

Cuscaden

This location near to prime Orchard shopping belt is usually quiet for new property sites as the last GLS in Orchard Road was in 2005 which has been developed into The Orchard Residences and ION Orchard. There are many distinguished properties here such as St Regis Singapore, Forum The Shopping Mall, Four Seasons Hotel and Tourism Court.

URA launched a tender for a site facing The Regent Singapore and attracted 9 bids. It resulted a top bid of S$410m on 26 April 2018 and it is equivalent to S$2,377 psf per plot ratio. The press has indicated that the eventual launch could reach S$3,700 psf, record breaking for a 99 year leasehold property.

Bukit Timah

Bukit Timah is always associated with the highest hill in Singapore, famous institutes such as Anglo Chinese School, Singapore Chinese Girls’ School and Hwa Chong Junior College. However, the tallest hill is not in District 10. Bukit Timah is also rather popular with many luxury landed properties and condominiums. This area is also populated with many expatriates and well-to-do Singaporeans.

Bukit Timah is popular with numerical avenues, from First Avenue to Sixth Avenue. Sixth Avenue is the longest and most popular as it is not just the longest but also the linkage between Bukit Timah and Holland Road. There are some Good Class Bungalow areas and mostly landed properties at Bukit Timah.

Holland Village

It seems like a mystery on how Holland as a country got to do with a small area in Singapore. Holland Village or Holland V is a very popular haunt among expatriates and the younger generation. Historically, this place was occupied by plantations and nurseries at Lorong Mambong area. It was a Dutch, Hugh Holland who was honoured in this district. Subsequently, this area attracted members of the British army and more expatriates.

Today, this area has rows of shops and most famous characteristic pubs and restaurants which are usually fully booked during weekends and public holidays. It has several beautiful condominiums and is a popular place for the richer residents.

Tulip Garden, very close to Holland Village, a large freehold condo clinched the second biggest collective sale in April 2018 so far in 2018, with a price that is 20.4 percent higher than the reserve price. The sale work out to $1,790 sqft per plot ratio.

Transportation

Within district 10, some of the more popular MRT Stations include:

  • Botanic Gardens MRT
  • Sixth Avenue MRT
  • Tan Kah Kee MRT
  • Stevens MRT (Under Construction)
  • Orchard Boulevard MRT (Under Construction)
  • Napier MRT (Under Construction)

The Pan Island Expressway (PIE) and Central Expressway (CTE) are easy to reach and certainly a delight to drivers.
Within district 10, there are many options for Schools, food and entertainment and certainly very convenient.  It is a breeze to Orchard Area or the Central Business District.
