Core Central Area Singapore

Plans of Core City

A downtown area for any major cities must be vibrant. That is the main thrust of URA plan for Core City or Central Area. There is the new Marina South District and Greater Southern Waterfront exciting plans in Core City.

Dynamic Centre

One of the major strategies was to embark adding more homes at Central Business District, Marina Bay, Marina South, Pearl’s Hill and Spottiswoode Area and Beach Road.  Most of the developments is within 5 to 10 minute walk to a MRT Station and some developments enjoy a MRT Station at its doorstep.

Jobs and business opportunities are plenty at Core City and URA is planning to have Condos within comfortable walking distance from work places with easy entertainment, food and play amenities nearby.

Sheltered Pedestrian Links and Cycling Paths

Plans are being made to have 29 kilometres of underground links allowing pedestrians to be comfortable regardless of the weather and connecting more MRT stations seamlessly. A network of dedicated cycling paths connecting to various Park Connector Network (PCN) links are being implemented to allow cyclists to get to downtown easily.

Livable and Sustainable

This is a theme well promoted in 2014 World Cities Summit initiated by Singapore to share insights and brainstorm solutions to managing the accelerating pace of urbanization. Singapore is aspiring to be a City-In-A-Garden with more eco-friendly buildings saving on energy and adopting eco-features, expanding green spaces and dual-use waterfront turning Marina Bay to a city-centre reservoir and a haven for recreational activities.

Civic and Cultural District

The Core City is hosting many national monuments and historic buildings.   Many changes have been made. Today we have the former Old Parliament House as the Arts House, the former Empress Place Building as Asian Civilization Museum, the former Supreme Court and City Hall as the National Gallery as some examples.

Many changes were made at the waterfront areas with the development of Esplanade Theatres On The Bay, Merlion Park, ArtScience Museum. The objective is to enhance the Civic District to be a world-class arts and cultural hub.

Marina South

Marina South is a major strategic location to enabling around 9,000 homes for residents to enjoy living near their work places in Core City. Plans are being implemented for more comfortable commercial and community uses. The street level is having grocers, delis, clinics, salons and workspaces, providing greater convenience for residents.

City living without cars with a planned intricate network of MRT lines, cycling paths and pedestrian walkways are also part of the plan for better connectivity. Buildings in Core City will have to incorporate eco-features such as greywater cycling, rainwater collection, extensive greenery and high-energy efficiency ratings.

Tanjong-Pagar-Waterfront

Greater Southern Waterfront

Great changes are expected in Tanjong Pagar, which is a part of the Greater Southern Waterfront. Port leases at Tanjong Pagar, Brani and Keppel will be expiring in 2027. The plan is to move these operations to Tuas before 2040.

The move of Tanjong Pagar Terminal and Pasir Panjang Terminal will free up 325 and 600 hectares of waterfront land respectively. Land freed up will be have new homes, commercial, cultural and entertainment amenities with a 30km long waterfront route for walking, jogging and cycling. The project is to be three times the size of Marina Bay.

Properties in Core City

With so much changes in Core City, there is much potential for properties which are already ready to move in. The average growth rate from March 2009 (at $1,400 psf) to June 2018 (at $3,073 psf) is a whopping 120%.

As of August 2018, there is a new development, V On Shenton which is probably the most valued for money project in District 1 with 2+Study and 3 Bedroom units on special discount.
